The Excitement Of A Reveal

There's nothing more satisfying than the excitement of a reveal of a room that you just finished decorating!

One of the best rewards of decorating or redesigning is seeing your clients reaction when they see the work you've accomplished. It all starts with an assessment of the room and talking with the client to find out what they like and dislike. Next comes the review of items they already own and what inventory needs to be added. The process begins its day to day transformation from the bare bones to the final reveal.

My creative juices start flowing immediately - it's like my natural instincts start taking over and my mind is racing. I already know how the room should look and I start going over my suggestions with the clients. When your clients are a wife and husband you must make sure that you address the needs and desires for both. This is their room and it must reflect what they like but they are not sure how to accomplish the look.

Let It's A Hootie Staging & Redesign, Inc. accomplish the look you desire....call today!

Interior Designer vs. Interior Decorator or Redesigner

What is the difference between an Interior Designer and an Interior Decorator or Redesigner?

There are 2 major differences between these professions.
  1. An Interior Designer is involved with more structural aspects and renovations. They are schooled and licensed to understand the architectural issues and building codes for major structural renovations. - An Interior Decorator or Redesigner has the natural insight for decorating your room or rooms but will contract a General Licensed Contractor to perform and oversee any major structural renovations that a homeowner may request.
  2. An Interior Designer is a highly paid professional - An Interior Decorator or Redesigner is an affordable professional. Your Decorator or Redesigner will try to use your furnishings and accessories first and change the layout or arrangement. They are not interested in selling you new furnishings and accessories with markups but may suggest some purchases to get the look you desire. They are great shoppers for bargains. Decorators or Redesigners have a natural talent and vision and love what they do.

Call It's A Hootie Staging & Redesign, Inc. today for a consultation. We give you a "Designer" look for "Decorator/Redesigner" prices!

Oh To Touch A Goat

Have you ever touched a Goat?

I recently had an encounter with not only 1 but several baby goats. The one that touched my heart was totally brown and just a few days old. His name was "Buster Brown" and was the most adorable tiny goat. When he was handed to me I couldn't help but notice how similar he was to any baby we would encounter. His little cry was so sweet and as soon as I snuggled him close to my body he was immediately calm and we both were comforted.

Stepping out of your comfort zone with any thing new can be a great experience. Try a new experience and contact It's A Hootie Staging & Redesign, Inc. for a redesign appointment. A redesign for a room in your home can be as comforting as touching a goat!

Beautiful Weather - Time To Recharge

Beautiful weather in the Atlanta area and time to recharge your batteries.

I know how beautiful weather during the spring can put a pep in your step and starts the creative juices flowing. It is a time to recharge our batteries by getting outside and dreaming of new projects for the landscape.

Here are a few ideas to update your landscape around your home:

  • Check into adding interest to your flower beds -edge with rocks in key areas instead of surrounding the entire bed.

  • Plant annuals in large containers - BIG makes a bigger visual impact in focal spots.

  • Consider colorful plants at the entrance of your home - color in the flowers is like accessories in your home.

  • Look at changing the color of your door or shutters - small cost for significant impact.

  • When selecting colorful plants remember to use odd numbers - 3 or 5 of each color in groupings.

  • Colorful cushions for your outdoor furniture - if your cushions are faded from previous seasons try making a simple slip cover.

  • Make a sitting arrangement in a special place in your yard - this creates an outdoor room for guest to visit.

  • Add a garden statue in your flower bed - don't go crazy and put several - remember less is more for impact.

  • Evaluate your landscape for clutter - our yards can get cluttered just like our homes.

  • If you have a shed don't forget to add shrubbery - sheds need softening with plantings around the foundations.

  • Consider a coat of paint on furnishings or sheds - it's like make-up that hides imperfections.

The possibilities are endless. Take time to recharge your batteries and get outside to enjoy what our Creator has provided.

What Rooms Should Be Staged When Selling Your Home

If you are selling your home what rooms should be staged?

When you list your home with a realtor you need to seriously consider staging for the maximum appeal to buyers. So what rooms should be staged?

First impressions are made within seconds and with the market so overloaded you need to get the buyers interested immediately. If you can get them to linger then your chances improve greatly. That's why staging is so important. If you can only stage some of the home, make sure that you have your living room, dining room and master bedroom staged. These are key rooms. Kitchens and baths that are updated, clean and free from clutter are automatic sellers.

Please make sure your listing pictures are ones that show the staging. Buyers search the Internet first and you want to get their attention to put your home on their list. Call It's A Hootie Staging & Redesign, Inc. today for a consultation. Consultations can be for the DIY person or it can be a working consultation to get you started. Several options are available and budget friendly.

Having Trouble Selecting Paint Color?

Do you have trouble selecting paint color when you're ready to spruce up your home?

There are so many colors to choose from but what is the right color for you? Maybe you're afraid to select the color for fear of not liking it, or maybe it doesn't give you the look you are wanting. Selecting paint color does not come easy for a lot of people. Many times we see a color that inspires us but we are not sure if it would work in our room.

Color on your walls looks best when it is coordinated with your current furnishings. Colors that are too light may make your dark furniture look like it is floating. However, if it is the right shade it can work magic.

If you are looking for affordable and professional advice on paint color selection let It's A Hootie Staging & Redesign, Inc. assist you. Call today for an appointment.

Economy Got You Down?

Has the economy got you down and you need a lift?

With all of the depressing news we hear daily it's hard to stay positive. So if you need a lift try doing some things in your home for free. FREE? Yep, free.

You would be surprised at how making a few changes in your home can lift your spirits. Here's how. Start in one room and remove all of your accessory items from the walls, tables and bookcases. Next move all of the furniture out of the room if possible. Now take a good hard look at the room and try to envision a new layout. Start with the biggest item first and position it in a different location. Then start bringing more key furniture pieces back into the room or look elsewhere in your home and swap things from room to room. Most of us usually have the same look in each of our rooms and most pieces can be used interchangeably. If the furniture can't be swapped out then try swapping the accessories.....

Before long you'll have a different looking room and home that can give you a new outlook. If you're stuck on options call It's A Hootie Staging & Redesign, Inc. for an affordable consultation. Your consultation can be a list of suggestions for the DIY clients or it can be a working consultation to start making immediate changes to get you inspired.

Ceiling Fan and Light Fixture Updates

Do you need to update your ceiling fan or light fixtures?

Here's a quick tip - whether you are selling your home or just need an update, you can invest in a can of Universal spray paint Expresso Brown or Gel Stain Mahogany and some new globes and save money!!!!

Does your ceiling fan have fan blades with the cane insert? Remove the blades from the brackets on the fan, turn them over to expose the solid side and brush on Gel Stain color 605 Mahogany. After it dries put on a coat of fast drying polyurethane. If you're really ambitious you can take the fan down and spray it Expresso Brown, but at least replace the globes with some that are updated...what a difference!

Do you have brass light fixtures that seem to be getting the wrong attention? Spray them with Expresso Brown!

Stay tuned for more creative affordable ideas or call It's A Hootie Staging & Redesign, Inc. today. We LOVE helping you decorate or stage your home!

Creative Window Treatments

Getting creative with your window treatments can save you money.

On a recent redesign of a guest bedroom, the owner had many accessories to choose from but we did not have a window treatment except for some cellular shades. I wanted to add another dimension to the window for added interest and color.

The homeowner said the only thing she had was a table cloth. Well it just so happened that the table cloth was a perfect compliment to the colors in the room - why not I thought. This only created another delima...how to get the table cloth on the window without it looking like a plan piece of fabric. I then remembered that the homeowner said she had changed out the hardware on the antique buffet that we used for a dresser in this room. My wheels were really beginning to turn now. These very long and ornate handles were perfect! I simply attached them to the corners of the window frame, stretched the table cloth across the top of the window and with a rubber band I made a small pouf at the ends and stuck them behind the handles. The handles acted as a decorative tieback. It looked great and was a no-cost item.

Give me a call today for an appointment to make beautiful transformations in your home. We all have hidden treasures - let me find yours.

CLEAN CLEAN CLEAN

If you plan on selling your home you must CLEAN CLEAN CLEAN.

I cannot place enough emphasis on cleaning your home even down to the little corners. Why? No one wants to come behind a previous homeowner and clean up their left behind nasties. If a potential real estate buyer is really interested in your home make sure you don't let a little grime change their mind. They will look at kitchens and baths especially. All doors, drawers, refrigerators and ovens will be inspected so you must make sure the clutter is removed and the items left in these areas are neatly organized.

Make the right and best impression first...if you don't the buyer won't be coming back. Deep cleaning and serious organization will bring them back for another look when making their final decision.

We're here to help you make the right impression to sell your home. Call now for an appointment - It's A Hootie Staging & Redesign, Inc.

Making Walls Come To Life

Using your own photos in your decor will make your walls come to life.
While recently running errands with my mother we both saw this gorgeous tree and said "I love that tree." What we saw was actually it's natural beauty in form and interest for framed photos.
It was a blustery and cold day but that didn't stop us from parking and getting several pictures of God's masterpiece. The old man had lived numerous years and had seen so many changes in his surrounding landscape. One could only imagine what he thought. His gnarled branches that reached toward the sky as his fingers also swept low to the ground appeared as though he was in a dance. Our nations flag was waving in the winds behind him as the sky and clouds seemed to join in with song.
Instead of printing this picture in color I took several of the shots from different angles and then printed them out in black and white. These will now make a great statement in large black simple frames with white mats. Now all we have to do is find the perfect wall to use them in a grouping. They can make such an impact over a bed, sofa or even on a dining room wall. Where ever they are used I know their simple beauty will be noticed - just as my mother and I saw it in our minds.

Foreclosed Homes Really Need Staging

Foreclosed homes really need staging most of all.

Recently I had the opportunity to bid on staging a foreclosed property. This is really an eye opener and very distressing. Your heart breaks as you walk through "the stuff" left behind and you can't seem to stop wondering what happened to the family that once lived here. It was obvious that they left in a hurry leaving personal items and yes trash. One can't help feeling their anger as they left memories of what once was a beautiful home.

Even though these foreclosed properties are typically trashed they must not be left un-repaired and empty when placed on the market. If left in this state of disarray this is a bargain for the investors or flippers so your buyers market is drastically limited and profit is at the bottom. Vacant homes must be staged now more than ever to even compete in this market. Don't let a vacant foreclosed property sit for months...bring it back to life by staging. Remember the saying 'Nothing ventured, nothing gained.' Staging is marketing through visual appeal and emotional connection to 95% of potential buyers.

Framing Bath Room Mirrors

Why would you frame bath room mirrors in your home?

Framed mirrors give a more finished look and updates your decor. Many homes today have large plate glass mirrors in the bath rooms. The look expands the space in your bath by making it look larger. But most of the newest homes that we see decorated today are using individual framed mirrors over the vanity. So how can I get this updated look in my home on a budget pocket book?

If you try to remove a plate glass mirror that was applied with mirror mastic you may have 2 issues - broken glass and/or sheet rock behind the mirror needing repair. All you need is trim that is sold in the home improvement stores. "But I don't have power tools to cut the miter joints," don't worry, just purchase the corner blocks and butt the trim up to it. You can even cut the trim in the store before bringing it home. Once you get it home and paint it you can either attach it with 3M double sided tape or with adhesive in a caulking tube.

This is faster and more economical than purchasing framed mirrors and doing repair work on your wall.

It's A Hootie Staging & Redesign, Inc. can help you achieve more updated looks at economical options. Give us a call today.

Using Greenery In Your Home

Do you use greenery in your home?

Some people have really "green thumbs" and any plant thrives in their home. But what about the rest of us? I have a thumb that is sometimes green but occasionally turns brown. I love plants in a home. Plants can do so much in the way of decor by bringing the outside in, adding color and interest.

In home decor, whether you are staging or decorating, plants work magic. An orchid in a simple clear glass vase can add a touch of sophistication to your dining room or bath. Ficus trees can add height and color to a corner. Ivy trailing over the edge of a shelf will lead your eye to the next shelf of photos and books.

One of my main purposes in using plants or greenery is to soften the hard lines. It gives your eye a break and can draw your attention to a feature which is great when staging a home for sell.

Live plants and fresh flowers are the best but for more practical reasons silk plants do just fine. Instead of watering you just have to make sure to clean them periodically.

We're here to help you in your endeavors...call It's A Hootie Staging & Redesign, Inc. today for a consultation or makeover.

Home Office When Selling Your Home

Important reminders about your home office when selling your home.

If your home office is a functioning office that you use everyday you must be disciplined. When selling your home this area also has to stay neat and organized. Ok, I know that it is a working office but you need to be prepared and stay ahead of the game. That means keeping things tidy but at the same time easily accessible. Start with the drawers or files in the desk. Once you use an item always file it back in it's place. This actually saves time later - you know where it is if you should need it again.

DUST, DUST, DUST. This means to keep dusting your printer, fax, phone, monitors - everything. If the desk is clean then buyers feel that you are also as diligent in home maintenance and upkeep.

If you have locking drawers it is also a good idea to lock them. I'm not saying that this is a problem but don't let it be a temptation. Safety and Security First!

Does Your Porch Or Deck Invite You To Sit Awhile?

Your porch or deck should invite you to sit awhile.

Have you ever considered the outside area of your home as another room or extension of your living area? Even though porches or decks are seasonal in some areas they should still be inviting and should offer a place for a retreat - sort of a place to unwind.

So how do you go about making this a retreat? Think of the perimeter edges of the space as your walls as you did inside your home. The view is your color, picture, and window that is provided by nature. Next think about where you naturally would walk so you aren't making it difficult to get to the door or steps. Once this is determined you can start thinking about how you want to use the space - dining or relaxing with friends and family or maybe if you have enough area you can use it for both.

Now add the key pieces of furniture that dictates the use. Keep in mind the space and proportion or scale of the items. Once these primary pieces are added you can now decorate. What do I mean by decorating - you still want the fabrics to soften and add texture or pattern. Then add appropriate accessories. Naturally since this is outside you need to consider plants, glazed pots, pillows, candles..........are you getting the picture? After you've finished sit down with a lemonade and enjoy your new room.

For other ideas and a consultation call me at It's A Hootie Staging & Redesign, Inc. Great results are just a phone call away.

Staging Has Been Around Forever

How has staging been around forever?

Home staging has been around for a very long time. Few people were doing it many years ago but it wasn't until recently that it was given the name or description - home staging.

You probably haven't given it much thought but you are exposed to staging almost daily. When you go into your local grocery store's produce department it is staged. All of the vegetables and fruits are positioned by color and usually very neat. The food is re-stacked throughout the day and the produce manager is making sure the best fruits and vegetables make it front and center. He is constantly working the display and removing any spoiled items.

How about the clothing store? Your best department stores will always show the latest styles and fashions on the manikins. Or you may see shirts, sweaters, scarfs and jewelry hanging together as an ensemble at the end of the rack. I'm sure you have seen a few of these and started searching for those items to purchase.

Why are we drawn to the ripest and best looking fruit or that ensemble on the hanger? IT APPEALED TO OUR EMOTIONS. Home Staging does the same thing. If you walked into that department store and saw each piece of that ensemble hanging in different areas you probably wouldn't make the connection of putting it all together. When we walk into a vacant or dated house our senses can be triggered negatively or not at all -- we can't see the potential.

Staging is just another marketing tool and your listing needs all possible marketing in this competitive market. Make sure and call It's A Hootie Staging & Redesign, Inc. for your affordable consultation on staging your real estate. Let us make a difference and appeal to people's emotions.

Mirror Mirror On The Wall...

"Mirror Mirror On The Wall, "where do you place mirrors in your home.

Mirrors can be tricky and careful planning is highly recommended when using them in decorating your home. So what's so tricky about a mirror?

In most homes they are used at the door in the foyer to check yourself before you greet a guest. The other 2 most common locations are over the sofa and above the mantel. These locations should be considered carefully. Here's the reason. You want to make sure that what the mirror is reflecting in the room is beautiful. It is really another piece of art - the art is what you see in its reflection. If you only see a blank wall in the mirror, or perhaps window blinds... Do you get the idea. Imagine if the mirror over the mantel reflected a beautiful staircase.

For drama place large floor length mirrors on the wall to each side of the china cabinet. Then frame them with trim that matches the room. By doing this you have given the illusion of more space and people will think you have doors going into other parts of the house.

Mirrors are great accents and pieces of art. For affordable consultations on all of your decorating or staging needs call It's A Hootie Staging & Redesign, Inc. We love making your home beautiful.

What Do I Need To Replace When Selling My House

What to replace when selling my house...decisions, decisions!!!!!

Maybe you don't need to replace anything. You do need to honestly evaluate areas of the home and think, "If I was buying this home would this carpet turn me off," or "Do these cabinets look dated?"

If the carpet is a good neutral color and clean -- leave it. Ok, the cabinets are dark and dated. Try changing the hardware first, then paint the cabinets white to brighten the kitchen or bath. Now what about the countertops? Everyone wants granite - or do they. Granite pricing is coming down and if it is in your budget then make sure you choose a color and pattern that most people purchase. If you install something that is too specific like blue or green granite it could be a turn off to a potential buyer.

We offer consultations to help make the decision process easier. Not every home needs thousands of dollars in upgrades to make it to the buyers list of possibilities. Call It's A Hootie Staging & Redesign, Inc. for an appointment. We love helping!!!!!

Need An Inexpensive Quick Update?

How can I get an inexpensive quick update for my room?

The answer is paint!

"But I don't know what color to choose, there are so many."

If you feel confident in selecting color this can be the quickest way to give your room a great pick me up. Color can change your mood when you walk into the room. So which color do I need to consider? Here are some questions to ask yourself when considering color selection.

  • What is the purpose of the room - bedroom, dining room, family room, children's playroom
  • What is the main color in my upholstery - sofa, chairs, comforter on the bed
  • What is the lighting in the room - many windows, few windows, morning light
  • What "feel" am I looking for - calm, happy, exciting
  • What furniture style do I have - modern, traditional, shabby chic

Feel overwhelmed with all the things to consider? Here's one example for a bedroom: currently the walls are white, the furniture is traditional cherry, the comforter is floral with the colors of pink, green, yellow and offwhite. The problem in this room now is the white walls. They are too stark for the contrast color of the furniture and the comforter looks like it doesn't quiet match. No need to change anything except the paint color -- $30 to $60 (approximate paint cost). Look at the comforter and consider one of the colors of the flowers or greenery. Greens are very relaxing which is great for a bedroom. Pale yellow makes you feel happy.

If you still are afraid to make the selection call It's A Hootie Staging & Redesign, Inc. We are experts in finding the right color choice and at an extremely affordable price. We are here to help.

"Fighting Boogers While In My Underwear"

So what does fighting boogers in my underwear have to do with home staging or redesign.

Nothing! But this is a true story that happend last night.

It was about 1:30 am when I woke up hearing this noise. Wasn't sure what the noise was but I was sure it had something to do with my Sweet White Kitty "Cueball." I lay there in the bed trying to figure out exactly where was this noise coming from. "Clank, Clank." Oh no, she is walking on the glass dish on my marble top coffee table...I jumped out of bed running into the next room but Cueball wasn't on the table. She was quitely sitting at the porch door looking outside.

Now I had to make a decision - wake up my husband or get the courage to check it out myself. So I decided to turn on the lights over the grill of our outdoor kitchen. No booger yet. All of a sudden I see this very determined and inquisitive opossum stick his head up from behind the grill. He was clawing and trying to bite his way through the vents on the back of the grill lid.

By this time my husband sees the light on outside and I'm nowhere to be found. PANIC. He's coming to my rescue!!!!! He runs into the family room as I am approaching with the key and a yardstick. The battle is on. He charges outside like a ninji warrior grabbing my yardstick and the grill scrubber on his way. Now we really had a commotion. That poor oppossum didn't realize that he was dealing with a man on a mission. The battle between the two seemed to rage on and on but defeat was not far behind, my husband won.

We soon went back to bed and the last thing my husband said before I drifted off to sleep was "I was fighting boogers in my underwear and it was a helluva fight."

Receiving Low Offers For Your Property

Are you receiving low offers for your property?

There are 2 basic reasons for receiving low offers for your property. First there are people that are natural negotiators and with the economy today these people know that deals are out there -- so they place low ball offers because it is their nature. The second reason is what you haven't done as a seller.

OK home sellers, you must do your "homework" to stop the listing price slashing! Take a look at the list below that will cause a potential buyer to slash away at your listing price.
  • needs painting - maybe it is peeling or the color is too bold
  • repairs - unfinished projects, gutters, rotting deck, cracks, roofing
  • landscaping - overgrown, lack of shrubs
  • outdated decor - decorating is still in the 70's or 80's, wallpaper
  • clutter - buyers get distracted by clutter and junk

Real estate buyers see things that you as a homeowner can't see. They are looking at what they will have to do if they purchase your home. Don't give them reasons for making low offers. Call It's A Hootie Staging & Redesign, Inc. today. We use "buyers eyes" when viewing your property and will make valuable recommendations.

What Draws You To A Particular Home

Have you really thought about what draws you to a particular home when you're in the market?

I met a lady yesterday and we started talking about my home staging business. She and her husband had just recently moved to the area and we were discussing the problem of so many vacant and foreclosed homes. She started telling me about their experience as buyers in this flooded market. They had so many options to choose from in their search but she said there was one particular home that they always went back to. Why? She fell in love with the home because of the way it was decorated. This home made such an impression on them...even though the furniture was different from what they owned it made it easier to see themselves living in the house. The home quickly became empty and they went back again...the impression was now totally different.

As a home seller you must remember that your home is not your home -- it is now a business. Don't loose opportunities to sell the house because of out dated decor, clutter, needed repairs, misplaced furniture arrangements or too much furniture. Call It's A Hootie Staging & Redesign, Inc. for an affordable consultation. Get professional advice to market your property.

How Do I Dress Down My Room

Have you ever asked yourself how do I dress down my room?

That sounds crazy but you can dress down your room and get a totally new look and feel.

So many of us want to display all of our family photographs -- it's like keeping them close to us. Others of us feel this need to place every nik-nak gift that someone has given us out in all of the rooms. Then there are those of us that constantly purchase cute things we see and sit them around the room.

At some point most of us realize that all of these things have become clutter and dust catchers. We even start to feel our space closing in on us. We all need a change of scenery and our rooms at home are a great place to start.

Here's how to dress down a room:

  • Get 3 big boxes and label them - USE, STORE, DONATE
  • Remove all furniture, accessories, and rugs from the room
  • As you remove the accessories (cute things, pictures, clutter) place them in one of the 3 boxes

Now that your room is empty start placing your core items back inside:

  • If the rug is large enough to touch all major furniture then it goes first. If it is smaller leave it out
  • Next bring in the sofa or bed
  • Now add the chairs
  • Only use tables and case goods that are really necessary
  • Bring back the lamps

Arrange the furniture so that it compliments and shows your focal point in the room. Make sure you achieve a comfortable walking path as you go. Now look back into that box labeled USE and pull out the best item first and place it either on the wall or table. The idea is to use a basic group of 3 or 5 items on a table with one of the pieces being a lamp. Vary the heights to get a pleasing look. Here's a sample...lamp, 8 x 10 family photo, low potted flower or greenery. Now move on to the next table. Are you getting the picture now?

If you need more ideas and assistance call It's A Hootie Staging & Redesign, Inc. today. Get that WOW look for a really affordable price.

Turn On The Lights

Make sure you turn on your lights, all of the lights, in your home if it is being shown.

By making sure that all lights are on you have at least achieved part of the suggestion to "lighten and brighten" when your property is for sale. Most buyers are looking for something that is bright, airy and open and by painting light neutral colors on the interior walls and turning on the lights your showing will make a greater impact.

We are all so accustomed to seeing our home as "everything looks fine, I don't see anything that needs to be changed." Sometimes asking a relative, friend and yes even your realtor may not be the best advice...reason being they are afraid of hurting your feelings, loosing the listing or maybe they don't know. Your best bet is to get the advice from a professional stager. Professional stagers have the trained eye to see all of the evils that can cause you a missed offer.

Call It's A Hootie Staging and Redesign, Inc. for an economical consultation today. It may be your best investment you can make.

Are Home Stagers Affordable

Most Home Stagers are affordable.

Yes but are they professional?

At It's A Hootie Staging & Redesign, Inc. you'll have a home stager that is professional, affordable and extremely talented. There are a few stagers that feel like their services are worth thousands of dollars and maybe in some cases properties need that much work. Our services offer 2 hour consultations, 1/2 day staging or full day staging. We focus on the key areas to make the biggest positive impact on the buyers first impression. Are You Ready For The Change Of Seasons?

Are we ever satisfied with the season we are currently in?

For me the answer is no and it seems that I can't wait for the season to change. I love the fact that we enjoy the 4 seasons here but I personally love Spring and Fall. The summer months in the Atlanta area are too long and hot for my taste and the gray days of winter with the icy winds keep me inside too many days. But I'm still glad to see the changes and start anticipating the next season halfway through the current one -- we need the renewal and are in awe of God's blessings of the beauty we see.

Spring brings that feeling that we need to clean out our closets, garages and basements. Even as early as January we are starting the process by purchasing containers to hold our treasures and organize our busy lives.

If you are looking for help and inspiration in purging and organizing give It's A Hootie Staging & Redesign, Inc. a call.

Should A Realtor Do The Staging Of Your Home?

Realtors should not stage your home when selling it.

Here's why....

I know that there are a lot of very talented Realtors that can stage your home, but that shouldn't be their priority. There are professional stagers that are full time in this business and they do it every day. A realtor should know the importance of staging but their professional time should be in marketing the listing which is a full time job.

Stagers are available to help and assist the real estate agent by freeing up time that he or she needs to do what they do best...selling your home! The agent is so busy with their listings and showings and closings and marketing...WOW how do they keep up?

At It's A Hootie Staging & Redesign, Inc. we are the Realtors best friend and asset to help sell the home. Call today for more information or a consultation.

What Does A Redesigner Do?

Redesigners typically come into your home and redecorate the room or rooms that you have chosen using what you currently have.

The first thing a redesigner looks at is the current layout, furnishings and accessories. Next they evaluate the space and redo the layout and accessories to achieve better flow and visual interest. They also will use items you may be using in another part of your home. The main purpose is using what you already have.

For many redesigners this is as far as they take it. At It's A Hootie Staging & Redesign, Inc. we can offer much more. Here are some things we also include:

painting interior walls, trim and cabinets
cabinet glazing
faux painting techniques
removing and laying tile
countertop and backsplash
wallpaper hanging and removal
custom wall murals
upholstery for existing furniture
creative repurpose for older furniture
creative design and build of furniture
framing bathroom mirrors
closet organization and design
storage organization
color consultation
detailed storyboard and sample consultations for DIY

When Is The Best Time To Sell Your Home?

Typically the best time to sell your home is in the springtime.

After a long cold and dreary winter people naturally are wanting to get out and about. They have this need for a renewal of their spirit and what better way than to see God's beautiful world. Change in our view and change in our lifestyle can play a part in looking for a new address to call home during this new season. We see it as a new beginning.

With the big tax credit that is now available home buyers and home sellers should take advantage of this great opportunity. Get a jump on the spring season before this tax credit runs out in April. Make sure if you are selling your home that you make it more competitive among the many selections that buyers are offered by having it professionally staged.

Call today for a consultation on how to make your home show the best that it can in this tough and highly competitive market. Don't waste precious time.

Making Your Redesign Client Happy

What is the key to making your redesign client happy?

Ask them questions. OK, but what type of questions?

If you want to give your client their money's worth and make them a returning client you must meet their needs and desires. So many times a designer walks into the home and immediately starts telling the client what's wrong and they will actually end up insulting them. The best approach is to find out what they are really looking for. We are such a visual society and it is hard for the lay person to vocalize what they like in a way that someone else will understand. By asking leading questions you are able to draw out the ideas so you can get to the same page with them.

Here are some typical questions:

1. What are your hobbies or activities as a family?
2. How would you like to use this space?
3. Where do you like to vacation?
4. How do you spend your weekends and free time?
5. What colors do you like and don't like?
6. Do you entertain?
7. Do you like modern, traditional, country or antique furniture?
8. What magazines do you enjoy?
9. What is your budget?
10. What is your reasonable desired timeline for this project?

After getting the responses, the designer has a much better chance of meeting their expectations and needs. This will definitely lead to future projects together.

Call today to discuss your dreams and ideas...

Why Should Realtors Use A Home Stager?

All realtors should use a home stager to sell their clients property.

As a realtor the agent has a fiduciary obligation to the seller. They work for the seller first and then the buyer. By using a home stager the agent and the home owner increase the opportunity for a quicker sell with less price reductions.

How does staging a home make a difference?

1. 80+% of the potential buyers start their search on the Internet - RESULT) By having the home staged you start with more appealing pictures of the property. Buyer's interest is peaked and your home is added to their list of possibilities.
2. Enhances the showing of the home by showcasing the features - RESULT) Gives the potential buyer a better chance of visually seeing themselves living there. The staging removes the distractions of the sellers personal choices and any obstacles such as clutter.
3. When staging the property you take care of any repairs or updates that may be needed - RESULT) The potential buyer has fewer reasons to make an offer with drastic price reductions. They want a home that is move in ready...move on Saturday, church and family on Sunday, back to work and school on Monday.
4. Home Staging is marketing and advertising your property - RESULT) It provides that emotional marketing and advertising at first glance and reduces the time on the market...more money in your pocket faster.

Home staging cost will vary from one home to another, but on average you can expect $150 to $2000. Consultations provide a list of things to do for those do-it-yourself people. Stagers try to use as much of the sellers furnishings and accessories first. In some cases there may be a need to rent or purchase some key pieces of furniture - stagers are smart savvy shoppers and can be a great resource with this option.

Call today for more information about home staging, we always work within your budget with great results.

What Are Home Buyers Looking For?

Home buyers are looking for a home that they immediately see themselves living in.

If you are selling your home you must ask yourself some really serious questions and be prepared to answer truthfully and honestly. This is a difficult task for many home sellers because we see nothing wrong with our homes and lifestyles. The important thing to remember here is that as a home seller you have added the task of marketing and advertising to your resume.

Here's what most buyers want:

1. Move in ready - they feel this when walking in the first time
2. No repairs staring them in the face - wallpaper removal, paint color change
3. Updated and modern - no lace curtains
4. Room to raise a family and to entertain - open spaces
5. Conveniences and location - community amenities

It is true that you can't please every potential buyer but at least make the obstacles less troubling. Most people can't paint and are intimidated by too many bold colors and wallpaper. Why not let a professional stager either give you the advice or staging that you need to sell your home quickly.

Southern Living Idea House 2010 In Senoia

Can you believe that our small town Senoia will host one of the Southern Living Idea Houses for 2010?

This is such an honor and so exciting. The community of Senoia will see a great economic impact from the thousands of visitors to the Idea House.

The house itself is in the current building stages with 3 to 4 other homes going up around it. The location is on the previous McKnight Gin Property which is located directly behind the post office in Senoia. The home will be the first "brownstone" that Southern Living has introduced since doing the Idea Homes over the past several years. The design concept is from a local Peachtree City architectural firm - Historical Concepts. Urban in-town living will be offered through this unique design and layout.

The home is scheduled to be open for visitors in early June 2010 and the proceeds will benefit The American Cancer Society Cattle Baron's Ball 2010. One of Coweta County's interior designers, Jamie Elliott McPherson of Hearth and Home Interiors has been chosen to decorate the home. Jamie, who resides in Roscoe just outside of Newnan, is known locally and nationally as a kitchen designer. The builder is John Bynum Custom Homes, Inc.

The massive home is 3.5 stories high and spreads over 3700 square feet. Some of the features include a roof top terrace, courtyard and grilling pavillion. It is expected to draw up to 40 thousand visitor.
